Sunday, July 12th, 2009My husband and I are in the process of buying a home (Southern California) we are trying to get one by December 31st to get our $8000 first time homeowners tax credit next year. From what our agent has told us, a short sale is not a good idea since it takes way too long. For us to go with bank owned-although the price will be $100 and at the end it will go up to $170!
My husband and I are already qualified for $200, but we don’t want to go past $160.
Is there a website where it breaks it down for houses to know if they are short sale? bank owned? Thanks.

That is when the owner of the house needs to sell the house, but the balance of the mortgage is higher than the value of the house. Thus, the amount of proceeds from the sale will be short of paying off the balance.
In these cases, the bank must not only agree to the short sale up front, but also has the final say over whether to approve an offer on the house. If you are planning on making an offer, be forewarned that many of these sales move very slowly.
